As a certified travel advisor and someone who's spent a lot of time exploring Greece's luxury villa market, I can tell you that securing the perfect Santorini villa with a caldera view and sunset view is an art form! During my last visit in summer of 2024, I was amazed to see how the luxury villa scene has evolved. Let me share something I learned through experience - not all caldera views are created equal! Each location along Santorini's crescent-shaped cliff offers a uniquely spectacular view but not all caldera views offer the famous sunset view.

Oia is the most famous location in Santorini when it comes to sunset views. The villas here, especially those along the northern tip, offer the most photographed sunset perspective in all of Greece. Keep in mind, there are parts of Oia that offer caldera views, but not sunset views because properties face South. My favorite spot is just past the Oia castle ruins, where several ultra-luxury villas offer unobstructed views of the sun dipping into the Aegean. However, be prepared for higher prices and more tourist foot traffic during peak hours.

Imerovigli, my favorite area to stay in, sits at the highest point of the caldera. The villas here offer the most panoramic views - you can see all the way from Oia to Fira! This is my favorite area because of the privacy factor here; the village is quieter than Oia or Fira, making those infinity pool moments truly peaceful. The only trade-off? You'll need to taxi or drive to restaurants and shopping areas.

Fira's luxury villas offer the perfect blend of views and convenience. Staying in Fira allows you to to walk to world-class restaurants and shops while still enjoying stunning caldera views, however, this area may lack privacy due to being city center. The sunset view isn't quite as famous as Oia's, but the evening light reflecting off the caldera is equally magical.

After inspecting dozens of properties, I've noticed clear categories emerging in Santorini's luxury villa market:

  • Traditional Cave Villas: These are my personal favorites! Carved into the volcanic cliff, these villas offer natural cooling and authentic Cycladic charm. They're perfect if you love contemporary design but still want that traditional white-washed Santorini exterior.

  • Multi-Level Villas: Ideal for larger groups or those seeking ultimate privacy. These villas, often featuring 3-4 bedrooms spread across different levels, offer both communal spaces and private retreats. The sunset terraces at these properties are usually massive, perfect for entertaining.

The steps are steep, extremely slick and the last thing you will want to do is carry your luggage through the tourists. Tourists will not get out of your way, I know this from experience!
